How Many Sheets and Towels Does a Tourist Apartment Need?

It's the first question every host asks: how many sheets should I buy? Buying too few means you'll run out of ready beds between two check-ins. Buying too many means money tied up in a closet. Professional hospitality solved this decades ago with a simple rule.

The 3 + 2 Rule

For each bed, you need three sets in rotation:

  • One on the bed, in use.
  • One in the closet, clean and ready for a change.
  • One in laundry, completing the cycle.

With three sets, the system works... until something goes off-script. And it always does: laundry is delayed, a guest checks out early, a zipper breaks, or someone spills wine on the bed at midnight.

That's why the professional number is not three, but five: three in rotation plus two in reserve. Those two extra pieces are the difference between solving an unforeseen issue in five minutes or having to cancel a booking.

Quantities per Bed

  • Flat sheet: 5 per bed
  • Fitted sheet: 5 per bed
  • Pillowcases: 10 per bed (2 pillows × 5)
  • Mattress protector: 1 per bed
  • Bedspread: 1 per bed

Why are bedspreads and protectors at 1? Because they don't rotate daily. They are washed every few weeks, not between guests, so they don't need permanent replacement.

Quantities per Bathroom

Towels follow the same logic, but they are calculated per occupant, not per bathroom. Each guest uses a complete set: bath, hand, and face.

  • Bath towel (100x150): 5 per occupant
  • Hand towel (50x100): 5 per occupant
  • Face towel (30x50): 5 per occupant
  • Bath mat: 3 per bathroom

Real Example: 2-Bedroom, 4-Occupant Apartment

A tourist apartment with one double bed and two single beds needs:

  • 15 flat sheets and 15 fitted sheets (5 for each of the 3 beds)
  • 30 pillowcases
  • 3 mattress protectors and 3 bedspreads
  • 20 bath towels, 20 hand towels, and 20 face towels (5 × 4 occupants)
  • 3 bath mats

It seems like a lot all at once, but it's a single purchase that lasts for years if the textile is of professional quality. The expensive mistake is not buying enough; it's buying too little and having to replace it every season.

A Note on Quality

These quantities only work if the textiles can withstand the pace. Domestic textiles deform and lose color after twenty washes at 60°C; hospitality textiles are manufactured for hundreds. Buying five sets that last two years is cheaper than buying three that last six months.

Look at the grammage for towels (450 g/m² for standard use, 600 for a premium feel) and the thread count for sheets (144 threads for intensive use, 200 for high-end).
